This project includes a 51-story office building, with an attached rotunda / oculus, a 5-story podium building, an auditorium building, and parking decks.

The building enclosure for the tower is a Permasteelisa unitized curtain wall system with exterior vertical glass fins; and horizontal and vertical decorative metal tubes. The oculus is comprised of a geodesic dome structure with edge clamped glass, and a perimeter gutter for drainage. The auditorium includes a custom metal panel system to provide a clean aesthetic when looking down from the tower, along with channel glass, and an outwardly inclined glass mullion curtain wall system. The project also includes landscaped and hardscaped waterproofed terrace areas, and an indoor waterproofed water feature.

Key challenges included design for snow and ice along with in-cloud icing due to the project location and height. Mitigation strategies included heat tracing, grooved horizontal tube extrusions, and metal knife edge ledges on the glass fins. The curtain wall system was also damaged during removal of the tower crane at the end of construction requiring development of repairs to the unitized curtain wall.

BPL is currently involved to provide third party consultation for repair of the tower, curtain wall and metal panel systems following an incident with the Building Maintenance Unit.
